Sterling Ranch opened its first homes in the mid-2010s on a massive tract of Douglas County land at the base of the Front Range foothills, positioned between Chatfield State Park to the north and Roxborough State Park to the south. The masterplan calls for 12,000 homes across nine individually named villages when complete. The community has ranked as the top-selling masterplan in the Denver metro every year since 2020 and the top-selling community in all of Colorado since 2023 — rankings backed by independent national studies from John Burns Real Estate Consulting and RCLCO. Those are not developer marketing claims. They reflect buyer preference sustained over five-plus years.

What drives that preference is not a single feature. It is the combination: Colorado-inspired architecture with high-quality finishes across every price point, 1-gigabit fiber optic internet built into every home (Sterling Ranch was Colorado’s first 1-gig community), smart home technology standard, 1,300-plus acres of protected open space, the Sterling Center town hub with coffee, a Breckenridge Brewery outpost, healthcare, and co-working, and a community culture that residents describe with a consistency that suggests the marketing claims about neighborliness are actually real. The community is also genuinely still becoming — buyers who arrive in Parkvale, the newest village, are moving into a neighborhood that will look meaningfully different in five years than it does today.

Sterling Ranch carries a Littleton mailing address, but buyers need to understand before purchasing that the community is in Douglas County, governed by the Sterling Ranch Community Authority Board and multiple Metro Districts, served by Douglas County School District, and supplied water by Dominion Water and Sanitation District. All four of those facts have material implications for monthly costs, schools, and governance. None of them are obscure — they are simply the facts of the community that every buyer should understand before falling in love with a floor plan.

Three Things to Know Before You Buy: (1) School district: Douglas County School District — not Littleton Public Schools, despite the mailing address. (2) Governance: Governed by the Sterling Ranch Community Authority Board and Metro Districts. Most community costs flow through property tax mill levies, not monthly HOA dues — resulting in a higher overall property tax burden than Jefferson County communities at comparable price points. (3) Water: Dominion Water and Sanitation serves the community at rates higher than typical metro utilities. Factor this into monthly cost projections before making an offer.

Location & Access

20 Miles South of Downtown Denver — At the Gateway to the Front Range

Sterling Ranch sits approximately 20 miles south of downtown Denver, positioned at the southern edge of the Littleton-Highlands Ranch corridor where the suburban grid begins giving way to the foothills. C-470 connects north toward I-70 and the DTC corridor, south toward Castle Rock on I-25, and east toward Parker via E-470. Most daily commutes start on C-470 within five minutes of the community. Downtown Denver runs 30 to 35 minutes in normal traffic. The Tech Center is approximately 20 minutes north.

For everyday retail and dining beyond what the Sterling Center provides, Highlands Ranch is approximately 15 minutes north — King Soopers, Target, and the full Highlands Ranch commercial infrastructure. UCHealth Highlands Ranch Hospital and Littleton Adventist Hospital are both within 15 minutes for healthcare. The community also sits between two state parks: Chatfield State Park is minutes north via Titan Road, and Roxborough State Park is directly southwest. That position, between two state parks, at the foothills gateway, is the geographic statement Sterling Ranch was built around, and it delivers on it.

Sterling Ranch is served by Douglas County School District despite its Littleton mailing address. This is one of the most commonly misunderstood facts about the community and matters significantly for families who are choosing between Sterling Ranch and other Littleton neighborhoods. DCSD is a strong district — and the school pipeline serving Sterling Ranch is solid — but it is materially different from what a Littleton address might lead buyers to assume.
