Two Communities in One — The Plains and The Valley
Ken Caryl Ranch’s story begins in 1914, when James Shaffer purchased the land and named it after his two sons, Kent and Carroll. The Bradford/Perley House, built in 1859 by Major Robert Bradford, still stands on the property as a testament to the land’s pioneer history. The Manor House — the 1914 structure Shaffer built — now operates as a wedding and event venue, visible to residents on the Valley side as a reminder that this community is genuinely old Colorado in a way that most master-planned developments are not.
Residential development began in the late 1970s and has continued to the present. The result is a community divided by both geography and character. The Plains, east of C-470, developed first — conventional suburban streets, 1980s and 1990s single-family homes, townhomes, and patio homes, with community pools, parks, playgrounds, and Bradford K-8’s two campuses serving most families. Median prices here run $500,000 to $800,000, and the community is fully built out except for the North Plains expansion where Lennar and Toll Brothers are currently building.
The Valley and North Ranch, west of C-470, are a different proposition entirely. The entrance via Ken Caryl Avenue passes through a gap in the Dakota Hogback — the same geological ridge that marks the transition between the suburban Front Range and the foothills. Inside: rolling terrain, red rock outcroppings, private open space covering 6,000 acres, 40-plus miles of trails reserved for residents and their guests, an equestrian center, community centers, and homes ranging from attached patio homes to 2-acre custom estates in the $1M to $3M range. One gated section — Manor Ridge — adds a layer of privacy within the Valley’s already secluded geography.
18 Miles to Downtown, C-470 to Everywhere
Ken Caryl Ranch sits approximately 18 miles southwest of downtown Denver, positioned where C-470 meets Ken Caryl Avenue — the junction that divides the Plains from the Valley and provides access to both. C-470 connects directly to I-70 for mountain access, south to US-285 for Evergreen and Conifer, north toward the DTC, and east toward I-25. For the Plains, most daily commutes start on C-470 within two minutes of leaving home. For the Valley, the drive through the hogback adds three to five minutes but feels longer because of the psychological transition it creates.
Shopping anchors include the Ken Caryl business center (Safeway, specialty retail) and Jefferson Village on Kipling Parkway (King Soopers, Kohl’s, and adjacent dining). Southwest Plaza Mall is approximately 4 miles northeast. Chatfield State Park is 5 miles south — the recreational anchor that most Ken Caryl families treat as a backyard extension rather than a destination. RTD’s Littleton/Mineral light rail station is accessible via C-470 for commuters who prefer rail to the DTC or downtown Denver.
6,000 Acres of Private Open Space, 40+ Miles of Private Trails, and Chatfield Next Door
- 6,000 acres of private open space (Valley and North Ranch — residents and guests only)
- 40+ miles of private hiking, biking, and horseback riding trails
- Equestrian center (Valley — boarding, lessons, arena)
- Three community swimming pools (seasonal)
- Bradford Pool at Bradford Park (outdoor pool + athletic courts)
- Multiple community parks, playgrounds, and sports courts
- Disc golf course
- Two community centers (Valley and North Ranch)
- Cathy Johnson Trail (runs through the hogback valley connecting the two sides)
- South Valley Park (Jefferson County Open Space — accessed from Valley trails)
- Chatfield State Park (5 miles — 5,300 acres, reservoir, camping, trails)
- Meadows Golf Club (public 18-hole — ~3 miles north)
- Annual events: 4th of July, 5K races, Easter Egg Hunts, community festivals
The 6,000 acres of private open space in the Valley and North Ranch is not a marketing figure — it is the single defining feature that separates Ken Caryl from every other master-planned community at its price point within 20 miles of Denver. The trails connect to South Valley Park’s Jefferson County Open Space network, and some public access exists there, but most of the Valley’s trail system is restricted to Ken Caryl residents and their guests. For the Plains side, the community pools, parks, disc golf, and Bradford Pool represent the more conventional suburban amenity package — excellent for the price but a different character than what the Valley offers. Chatfield State Park’s 5,300 acres with the reservoir, camping, boating, and miles of regional trails is the outdoor asset that both sides of the community share equally.

Ken Caryl’s dining is split between what’s immediately within the community footprint and what’s a short drive east on Ken Caryl Avenue or north on Kipling. Residents who have lived here long enough rarely feel the need to drive far for daily dining.

Life in Ken Caryl Ranch
What residents describe when asked why they have not left Ken Caryl Ranch after ten or fifteen years is remarkably consistent across both the Plains and the Valley: the trails, the school pipeline, and the community culture. The trails in the Valley are not incidental — they are daily infrastructure. The Bradford K-8 to Chatfield pipeline is the reason many families explicitly chose Ken Caryl over other southwest Denver suburbs. The community culture, built through decades of HOA-organized events and informal neighbor networks, has a density that newer communities spend years trying to replicate.

The Bradford K-8 to Chatfield Senior High pipeline is consistently cited as a primary reason families choose Ken Caryl Ranch over comparably priced southwest Denver suburbs. Both schools earn top Niche grades and are among the most sought-after public school assignments in southwest Jefferson County.
Three outdoor community pools, Bradford Pool with athletic courts, multiple parks and playgrounds, a disc golf course, and two community centers across the Plains and Valley. An HOA amenity package that reflects decades of investment in shared infrastructure.

The KCRMA hosts an active community events calendar through the year — 4th of July celebrations, 5K races through the open space, Easter Egg Hunts, and seasonal festivals that have built genuine community fabric over four-plus decades of residence.
