Character & History

A Golf Course Community at the Edge of 15,000 Acres of Wilderness

Buffalo Run is not a single neighborhood — it is a collection of planned communities that developed in the 2000s and 2010s around the Buffalo Run Golf Course in the northeastern corner of Commerce City. The sub-neighborhoods include Villages at Buffalo Run, Highlands at Buffalo Run (East and West), The Greens at Buffalo Run, Reserve at Buffalo Run, Estates at Buffalo Run, and Fairway Village at Buffalo Run. Each has its own HOA structure, architectural character, and relationship to the golf course and open space. What they share is a location that is genuinely distinctive in the north Denver metro: newer construction at prices below comparable suburbs, backed by one of the most unusual outdoor assets of any Colorado community.

The Rocky Mountain Arsenal National Wildlife Refuge covers 15,000 acres immediately to the west. This is not a park in the conventional sense — it is a former chemical weapons manufacturing site that was remediated over decades and converted into one of the largest urban wildlife refuges in the United States. Bison roam the refuge year-round. Bald eagles winter there by the dozens. Over 330 species of wildlife have been documented on the site, and 20-plus miles of trails are open to the public for hiking, biking, and wildlife viewing. Residents in the higher-elevation portions of Buffalo Run have refuge views from their yards. The combination of a walkable golf course and a 15,000-acre wildlife preserve within the same neighborhood geography is not something that exists in many places.

Buffalo Run carries the highest median home prices in Commerce City — approximately $572,000 — reflecting both the course adjacency premium and the newer construction quality. Homes range from townhomes in the mid-$400s to single-family homes well above $700,000 in the Estates sections backing to the course. The community’s price positioning relative to comparable suburbs like Thornton or Broomfield is a consistent draw for buyers who want newer construction without the corresponding sticker price.

Location & Access

Northeast Commerce City — I-76, E-470, and 15 Miles to Downtown

Buffalo Run sits approximately 15 miles northeast of downtown Denver, positioned where I-76 and E-470 provide two distinct routes in and out. I-76 runs west toward I-270 and central Denver — a straightforward commute that avoids the worst of the southern metro traffic patterns. E-470 runs north toward Brighton or south toward Aurora and the Tech Center, and connects to I-70 for mountain access. Most daily commutes start on a highway within two to three minutes of leaving home.

Denver International Airport is approximately 5 to 10 miles east depending on the sub-neighborhood, accessible via E-470 or Tower Road. The airport’s proximity makes Buffalo Run a natural draw for aviation workers, and the community falls outside primary flight paths for most of its footprint. Shopping and services anchor along 104th Avenue west of Chambers Road — King Soopers, Walgreens, Ace Hardware, and the restaurant strip that serves the entire northern Commerce City corridor.

Parks & Outdoor Life

A Golf Course, a Wildlife Refuge, and a State Park

  • Buffalo Run Golf Course (adjacent — 18-hole, city-owned public, par-72)
  • Rocky Mountain Arsenal National Wildlife Refuge (15,000 acres — bison, eagles, 330+ species)
  • 20+ miles of Arsenal refuge trails (hiking, biking, wildlife viewing)
  • Barr Lake State Park (15–20 min — fishing, boating, birding, trails)
  • Second Creek Open Space (adjacent — walking and biking trails)
  • Bison Ridge Recreation Center (1.4 mi — 108,000 sq ft, indoor pool, pickleball)
  • Multiple community parks and playgrounds within sub-neighborhoods
  • Seasonal Arsenal wildlife tours and eagle viewing programs
  • Sand Creek Regional Greenway Trail (regional trail network)
  • Pioneer Park (Commerce City’s largest park — skate park, water park)
  • E-470 connections to broader Front Range trail systems
  • Rocky Mountain views from elevated portions of the community

The Rocky Mountain Arsenal is the outdoor asset that makes Buffalo Run meaningfully different from every other north Denver suburb. Most communities can point to a park or a trail — few can point to 15,000 acres of functioning urban wilderness with bison and bald eagles. The refuge conducts wildlife tours, fishing programs, and eagle-watching events that residents access year-round. Barr Lake State Park adds a regional fishing and birding destination 15 to 20 minutes north, frequently cited by Buffalo Run residents as a weekend anchor that would be a two-hour drive from Denver proper.

Dining

Where Buffalo Run Residents Eat

Buffalo Run’s dining is anchored by the Bison Grill inside the golf course clubhouse and the restaurant corridor along 104th Avenue west of Chambers Road, which serves the entire northern Commerce City community. The area’s dining selection has grown meaningfully over the past five years and continues to improve as population density builds — residents who arrived early have more options now than when they moved in.

Neighborhood Staples

Life in Buffalo Run

Buffalo Run residents describe their neighborhood in terms of what it is next to — the golf course in the backyard, the wildlife refuge across the road, the airport a quick drive east. Those are not small things. The combination of newer construction at prices that do not match the location’s quality, next to two exceptional outdoor assets, in a corridor with good highway access and improving commercial development, is the Buffalo Run pitch. For the right buyer, it lands hard.
