Built to Be a Neighborhood — Not Just a Development

Belle Creek opened in 2000 with a design philosophy that was unusual for a Commerce City development: build a community where people could walk to things. The 171-acre site was planned as a new urbanist community modeled on traditional neighborhood development principles — the kind where large front porches face the street rather than backing away from it, sidewalks run continuously throughout, and the town square is a real place that residents actually use rather than a rendering in a sales brochure.

The result carries a Henderson, Colorado mailing address despite sitting within Commerce City limits, which causes occasional confusion for buyers. The address is Henderson, the city is Commerce City, the school district is 27J, and the community looks nothing like the industrial-adjacent image that the Commerce City name sometimes carries. Belle Creek was designed to look like old downtown Denver — or as Shannon Wester, president of Belle Creek Metropolitan District No. 1, put it: a neighborhood where walkability and large front porches were the point, and where residents would move up to the community and stay.

The housing mix includes single-family homes in muted colonial shades of red, green, and blue with large front porches and attached or detached garages, townhomes along Belle Creek Boulevard, and rental apartment options for households not ready to buy. Prices for single-family homes have settled primarily in the $480K to $550K range, making Belle Creek one of the more accessible ownership options in the northern Commerce City corridor for buyers who want a real neighborhood experience at a moderate price point.

Location & Access

US-85 to I-76 — A Straightforward Denver Commute

Belle Creek sits along US Route 85 in Henderson, which connects south to I-76 and into Denver in approximately 20 to 25 minutes without using toll roads. E-470 is accessible a few miles east for residents who prefer the tolled connection toward Aurora, the Tech Center, or DIA. The airport is approximately 14 miles east — farther than from Reunion or Buffalo Run, but still one of the closer residential addresses to DIA in the metro.

Belle Creek Boulevard runs east through the community and connects to 104th Avenue south of the neighborhood, putting the 104th and Chambers commercial corridor — King Soopers, Walgreens, Ace Hardware, and the restaurant strip — within 4 to 5 miles. Grocery options immediately along US-85 are more limited, which is a practical consideration for daily errands. The community’s internal walkability is strong; its walkability to external amenities requires a car for most needs.

The community’s strength is in everyday walkability rather than proximity to major outdoor destinations.

Belle Creek has an unusual school situation for a community its size: two distinct schools, each serving K through 8, both physically located within or immediately adjacent to the neighborhood. That gives families genuine on-site choice at the elementary and middle level — something that most similarly priced communities cannot match.

Attendance boundaries for Thimmig Elementary should be verified directly with 27J before purchasing. Open enrollment options exist throughout the 27J district.

Where Belle Creek Residents Eat

Dining within Belle Creek itself is limited — a coffee option along Belle Creek Boulevard and the Haraf Foods Market for quick pantry needs are the main in-community options. Most restaurant dining requires a short drive south on US-85 or east on 104th Avenue to the Reunion Marketplace corridor, which is consistently the north Commerce City destination for sit-down meals. Residents who come from more restaurant-dense neighborhoods should set that expectation before moving in. Those who stay say they adjust within a few months and stop noticing.
