260 Homes, One Creek, and a Simpler Story Than Most

Buckley Ranch is a small neighborhood with a longer build history than its 260 homes suggest. Construction began in 2005 and ran until 2018 — 13 years for a community of fewer than 300 homes — because the 2008 recession hit the development hard. Two of the three original builders, Richmond American Homes (71 homes), DR Horton/Melody Homes (148 homes), and Beazer Homes (41 homes), declared bankruptcy during the downturn. The community completed itself on a slower timeline than planned, which by the time the last homes were built had generated three separate HOA entities plus a metropolitan district all governing the same 260-home subdivision.

In January 2019, that complexity was resolved. The three HOAs transferred all responsibilities to the Buckley Ranch Metropolitan District, a governmental subdivision of Colorado. Traditional HOA dues stopped at that point. Covenant enforcement, maintenance of the two parks and their playgrounds, upkeep of the entrance monument signs, and maintenance of approximately 9,000 feet of perimeter fencing are now handled through the Metro District, funded via property tax mill levies rather than monthly dues. For buyers accustomed to dealing with layered HOA structures, the consolidated Metro District arrangement is a simpler ongoing governance experience.

The homes are new traditional in style, with brick and stone accent details and one- or two-car garages, ranging from approximately 1,500 to 3,400 square feet depending on the builder and floor plan. Second Creek runs north to south through the center of the community, splitting the western and eastern halves with a natural open space corridor that is neither the neighborhood’s front yard nor its back fence — it is genuinely woven through the middle, giving many homes direct open space adjacency without requiring a premium address to get it.

Metro District Note: Buckley Ranch is governed by the Buckley Ranch Metropolitan District, a governmental subdivision of Colorado. Properties are subject to Metro District mill levies rather than traditional HOA dues. Full Metro District disclosures are required in any Colorado real estate transaction. Buyers should review these documents — particularly the mill levy rate and what services are covered — before making an offer.

Location & Access

Half a Mile from 104th and Chambers — Commerce City’s Operational Center

Buckley Ranch sits approximately half a mile east of the 104th Avenue and Chambers Road intersection — close enough to access the King Soopers, Walgreens, and restaurant strip within a very short drive, far enough from the commercial activity that the neighborhood itself feels removed from the surrounding density. Interstate 76 is accessible directly off 104th, connecting to downtown Denver in under 30 minutes under normal conditions. East 104th Avenue also intersects Highway 2, adding additional routing options.

E-470 is approximately seven miles east, connecting to Denver International Airport in under 20 minutes. Prairie Center, a shopping area north of Buckley Ranch with Target and national retail chains, adds a second commercial anchor in the opposite direction from the 104th corridor. The Bison Ridge Recreation Center and Buffalo Run Golf Course are both within approximately 10 minutes. Downtown Denver is roughly 20 miles southwest via I-76.

It runs north to south through the neighborhood and connects south to the Rocky Mountain Arsenal’s perimeter trail, which loops around the entire 15,000-acre refuge. The Arsenal also has an archery range and two fishing lakes accessible from the trail system — outdoor amenities that most residents of the north Denver metro have no idea are 20 minutes from their own front doors. Fronterra Park’s disc golf course, immediately adjacent to Buckley Ranch’s western edge, adds a park-level daily amenity without requiring a drive.
