Broadlands is one of the Front Range’s most successful master-planned golf course communities — a 2,400-home development built around an 18-hole public championship course that serves as the visual and recreational anchor of the entire neighborhood. Planned by Community Development Group in collaboration with the City and County of Broomfield and architectural firms Calthorpe Associates and DTJ Design, Broadlands was designed as a benchmark mixed-use development that balanced residential quality with recreational amenity and school access.

Development began in the late 1990s, with most homes constructed between 1997 and 2008. The community filled in gradually, creating a neighborhood with mature landscaping and established trees — a welcome contrast to newer Broomfield developments where the landscape is still maturing. The 18-hole championship course, designed by Richard Phelps and opened in 1999, runs through the heart of the community, providing open views, carefully maintained green corridors, and the aesthetic benefits of a golf course setting even for residents who don’t play.

What makes Broadlands particularly distinctive is its range of housing options within a single community. Single-family homes sit alongside patio homes and condominiums, creating a mix of buyer profiles and price points that keeps the community economically diverse. This positions Broadlands residents within a straightforward 20–25 minute commute to either downtown Denver or downtown Boulder under normal traffic conditions — one of the strongest commuter profiles of any Broomfield neighborhood.

The Orchard Town Center is just minutes away for shopping and dining. FlatIron Crossing and the broader Interlocken tech corridor are equally accessible to the east and south. The neighborhood’s internal street system includes designated walking and biking paths that connect residents to parks and the golf course without crossing major arterials — a planning feature that makes Broadlands feel more walkable than its suburban setting might suggest.
