A New Kind of Community
Baseline is the most ambitious residential development on the Colorado Front Range — a 1,000-acre master-planned community formally known as North Park, developed by McWhinney (Realberry), positioned at the junction of Interstate 25, the Northwest Parkway (E-470), and Baseline Road in northeastern Broomfield. The project was conceived from the outset not as a conventional suburb but as a new urban center — a place designed to complete the cultural and economic triangle between Denver and Boulder while establishing its own distinct identity.
Baseline broke ground on its first residential village, West Village, in 2021, and has progressively built out with Parkside West and additional villages following. The community’s stated ambition is to become Broomfield’s northeastern hub — part residential neighborhood, part business district, part dining destination, and part outdoor recreation area — all connected by trails, gardenways, and the kind of pedestrian infrastructure that most Colorado suburban developments only aspire to.
Perhaps most distinctively, Baseline has been designated the world’s first pollinator district — a planning commitment that integrates native plantings, habitat corridors for bees, birds, and butterflies, and environmentally sensitive landscaping throughout the community’s common areas and gardenways. Rally Park, a community recreation hub with tennis, basketball, pickleball, and bouldering, is scheduled to open in 2026.
The Denver-Boulder Triangle
Baseline’s location at the intersection of I-25 and E-470 gives it exceptional regional highway connectivity. Downtown Denver is approximately 25–30 minutes south via I-25. Boulder is approximately 20–25 minutes west via CO-7 and US-36. Denver International Airport is 25–30 minutes east via E-470 — one of the shortest DIA drives of any Broomfield neighborhood. Fort Collins is approximately 45 minutes north on I-25.
Prospect Ridge Academy, a highly rated K-12 charter school, is within walking distance of Baseline’s current residential villages — an unusual and significant educational convenience for a new community. The future Center Street District is designed to eventually provide in-community walkable access to retail, dining, and services, though most amenities currently require a short drive to the Orchard Town Center or other established commercial corridors.
