Colorado’s Most Ambitious Current Master Plan — Two Sides of I-25
RidgeGate is the largest planned development in Lone Tree’s history and one of the largest urban master plans currently under construction in Colorado. The 3,500-acre development straddles I-25 south of Lincoln Avenue, organized into a west side that is nearly fully built out and an east side, Lyric at RidgeGate, that is now actively delivering homes to buyers across five builders and a wide range of price points and product types.
The west side of RidgeGate is already one of the south Denver metro’s most complete civic and commercial environments. Sky Ridge Medical Center, a Level II trauma center operated by HCA HealthONE, is within the development. The Charles Schwab national campus, one of Colorado’s largest employer operations, is in RidgeGate west. The Lone Tree Arts Center brings professional-level performing arts to the community. The Lone Tree Recreation Center provides indoor fitness, pool, and racquetball. The Lone Tree Library is a Douglas County branch within the development. Schweiger Ranch — a historic working ranch preserved within the master plan — hosts summer storytelling campfires, the annual Christkindl Market, and community events year-round. The east side, Lyric at RidgeGate, is where the active new construction is happening. Shea Homes is the master developer for Lyric’s 700-acre footprint, partnering with Lokal Homes, Thrive Home Builders, Infinity Homes, and additional builders to deliver 1,900 planned homes across a range of product types from condominiums and townhomes to alley-loaded single-family homes and luxury estate-scale custom builds under the Autograph collection. The RidgeGate Parkway RTD light rail station is within the Lyric footprint. The Lyric Amenity Center — with a pool, fitness facility, and restaurant — broke ground in 2025 and is anticipated to open summer 2026. Badger Gulch Park and the 80-acre High Note Regional Park are in various stages of planning and construction.

RidgeGate’s position at I-25 and Lincoln Avenue gives residents straightforward access north toward the Denver Tech Center (approximately 10 miles) and downtown Denver, and south toward Castle Rock and the Colorado Springs corridor. Education in RidgeGate & Lyric
RidgeGate is served by Douglas County School District. Current school assignments feed Acres Green Elementary, Rocky Heights Middle School, and Rock Canyon High School. A new elementary school for the east side of RidgeGate was funded by the 2024 DCSD bond and is under planning — it is not yet built or open.
