Character & History

From Cinderella City to Colorado’s First TOD — A 25-Year Reinvention

In 1965, Cinderella City opened in Englewood as one of the largest shopping malls in the United States. For two decades it was the premier retail destination for the south Denver region. By the mid-1980s, newer suburban malls had pulled the retail gravity eastward, and by the late 1990s the building was largely vacant. Englewood made a bet: tear down what was not working and build Colorado’s first transit-oriented development around the light rail line that RTD was extending into the city.

CityCenter Englewood opened in 2000. The Civic Center building — a repurposed former mall department store — anchors the site with city offices, the library, and gathering spaces. Around it: tree-lined streets, public plazas, an amphitheater, art installations, apartments, townhomes, and retail. The RTD D Line at Englewood Station runs directly adjacent, making CityCenter the metro’s most rail-accessible residential area in Englewood. The Englewood Trolley connects internal stops within the city to the station, the medical district, and the civic core.

The development’s next chapter is now underway. The city acknowledged that much of the original CityCenter retail has underperformed, and in late 2024 and 2025 the city transferred ground lease interests on central parcels to New Englewood LLC — a joint venture of Denver-based Ogilvie Partners and DPC Development Companies — for substantial redevelopment. Buyers considering properties in or adjacent to the central CityCenter site should ask specifically about planned construction activity near any specific property. The underlying location — light rail steps away, city services walkable, South Broadway a short distance east — is not changing. The physical site around some portions of it is.

Active Redevelopment Note: Central portions of CityCenter Englewood are subject to active redevelopment planning as of 2025. New Englewood LLC has ground lease interests on specific parcels and plans significant new construction. Buyers of any property in or adjacent to the central CityCenter site should ask about planned construction timelines and their proximity to affected areas before purchasing. The Civic Center, Englewood Station, and existing residential buildings are not being removed, but surrounding site activity will evolve.

Location & Access

RTD D Line at the Front Door — Downtown Denver in 20 Minutes

CityCenter’s defining location advantage is its relationship to Englewood Station. The RTD D Line stops directly adjacent, connecting residents to downtown Denver in approximately 20 to 25 minutes without a car and without a freeway commute. The station has park-and-ride parking and bike storage, making it accessible for residents across the broader Englewood area who want to commute by rail. For residents who live in CityCenter proper, the station is a short walk from most front doors.

Drivers have Santa Fe Drive (US-85) immediately accessible for downtown Denver commutes and I-25 a few minutes east for the Tech Center. The Englewood Trolley connects CityCenter to the medical district along Old Hampden, to South Broadway’s dining corridor, and to other internal Englewood stops. South Broadway is approximately 10 minutes on foot or a very short drive east. Belleview Park and Pirates Cove are about 1 mile south. The South Platte River Trail is accessible via the River Run Trailhead on Oxford Avenue for cyclists and runners heading north toward downtown Denver or south toward Chatfield Reservoir.

Parks & Outdoor Life

CityCenter Plazas, Jason Park, and the South Platte Trail

  • CityCenter Amphitheater (outdoor concerts and seasonal events)
  • CityCenter plazas and public art (Art in Public Places installations)
  • Civic Center plaza and fountain (community gathering space)
  • Farmers Market at CityCenter (seasonal)
  • Jason Park (playground, renovated pavilion — nearby)
  • Duncan Park (open space, nearby)
  • Belleview Park (1 mile south — Farm, Mini-Train, creek, Pirates Cove)
  • Pirates Cove Water Park (adjacent to Belleview — public, seasonal)
  • South Platte River Trail (via River Run Trailhead, Oxford Ave)
  • Broken Tee Golf Course (public 9-hole at River Run)
  • Little Dry Creek Trail (10-mile corridor nearby)
  • Cherry Creek State Park (6 miles east — reservoir, trails, camping)

CityCenter residents trade lawns for plazas. The development’s public spaces — the amphitheater, the Civic Center fountain plaza, the Art in Public Places installations — substitute programmed outdoor space for private yards. The CityCenter Amphitheater hosts summer concerts and seasonal events that bring the immediate area to life in warmer months. For larger park experiences, Belleview Park is a mile south, the South Platte River Trail is accessible by bike from the River Run Trailhead, and Cherry Creek State Park is a reasonable drive east for weekend reservoir access.

Life in CityCenter Englewood

CityCenter residents made a specific trade: a lawn, a garage, a driveway, and the detached-single-family experience in exchange for light rail steps from the front door, walkable city services, no snow shoveling, and a monthly fee that covers building maintenance. That trade makes sense for a specific kind of buyer — frequent travelers, healthcare workers at Swedish or Craig, downtown commuters, people who want to live in Englewood but not maintain a yard. For buyers who have been apartment renters and are stepping toward ownership without wanting to step into all the obligations of a detached home, CityCenter’s townhomes and condos occupy a genuinely useful niche.
