Development began in 1987 in what was then a quiet coal mining community of fewer than 300 people, and over the following 35 years Rock Creek Ranch grew into a master-planned community of approximately 6,000 residents spread across roughly 15 distinct sub-neighborhoods. That $1.5 billion in combined real estate value is not an abstract statistic; it reflects what happens when a well-designed community in a genuinely exceptional location develops sustained demand for three and a half decades.

The master HOA — Rock Creek Ranch Homeowners Association, or RCHOA — provides the infrastructure that holds the community together: weekly trash, recycling, and compost services; an Architectural Control Committee that maintains consistent standards across all sub-neighborhoods; five community events per year including the Annual Egg Hunt, three Movie Nights, and Oktoberfest; and oversight of the community’s extensive shared amenities. Individual sub-neighborhoods within Rock Creek may carry their own sub-HOAs with additional covenants and features specific to that section of the community.

The homes themselves span the full range of what that 35-year development window produced — from entry-level condos and townhomes in the lower $500s to custom single-family homes exceeding 6,000 square feet in the higher-demand sub-neighborhoods. Many homes back to open space or greenbelt, with Flatirons views that haven’t diminished in value since the first lots were sold. Marshall Fire Note: The Marshall Fire (December 30, 2021) affected portions of Rock Creek Ranch, primarily in sections adjacent to the Sagamore subdivision. Many homes in those sections have been rebuilt or are completed resales with new construction. Buyers should ask their agent about build year and fire history for any specific property. The broader Rock Creek Ranch community is fully intact and operational.

Location & Access

The Gateway to Boulder Valley — 10 Minutes to Boulder, 20 to Denver

Superior calls itself the Gateway to Boulder Valley, and Rock Creek Ranch’s location validates the claim. US-36 runs directly through the community, putting Boulder approximately 10 minutes northwest and central Denver approximately 20 to 25 minutes southeast. The McCaslin Boulevard interchange provides access in both directions, and the Superior Marketplace at McCaslin and US-36 — with Costco, Whole Foods, Target, and the AMC movie theater — is effectively within the community’s footprint. For most daily needs, Rock Creek Ranch residents don’t need to leave the immediate area.

Old Town Louisville is approximately 5 minutes east, giving Rock Creek Ranch residents practical access to Louisville’s Main Street dining scene and community events. Lafayette is similarly close to the northeast. For Boulder commuters, the Flatiron Flyer express bus operates from the McCaslin Park-and-Ride — a transit option that Rock Creek Ranch residents use regularly given the neighborhood’s proximity to the interchange. The Coal Creek Trail connects through Superior’s open space network for cyclists heading toward Louisville or Lafayette.
