Built, Lost, and Rising Again — Sagamore’s Remarkable Story

Marshall Fire Disclosure: On December 30, 2021, the Marshall Fire destroyed every home in the Sagamore neighborhood — all 171 residences. Sagamore was the most completely destroyed community in Colorado’s most destructive wildfire in history. Rebuilding has been underway since 2022. All current homes in Sagamore are new construction, either rebuilt by original owners or built on lots purchased after the fire. Buyers should ask their agent about specific build year, builder, and any remaining rebuild activity in the immediate vicinity of any property they consider.

Sagamore was developed in the late 1990s on the west side of Superior, just east of the open space and grassland corridor that separates the suburb from the foothills. Developer Steven Sellars and others who bought in early described a neighborhood that grew into everything they hoped: mature trees above rooflines within two decades, two playgrounds knitting neighbors into genuine friendships, running trails and open space where elk bedded down to the west, and a Costco and Target on the east side that handled every practical need. For 23 years, it was exactly that — a middle-class subdivision that had matured into a community.

The Marshall Fire changed all of that in minutes on December 30, 2021. 100 mph winds pushed a fire across drought-parched grassland into Sagamore’s streets, and the entire neighborhood burned. All 171 homes. Every one. Sagamore received national coverage as the clearest example of what the Marshall Fire did to suburban communities that had no prior experience with wildfire risk — neighborhoods within 200 yards of a Costco, as one resident put it, do not expect to burn.

What followed was equally remarkable. The community organized under Superior Rising, a grassroots recovery organization founded in the fire’s aftermath. Lots were cleared. Soil sampling conducted by researchers at CIRES and the University of Colorado found metal levels in fire-affected yards well below thresholds of concern for human health — a scientifically significant finding that removed one of the most anxiety-inducing unknowns for families considering rebuilding. Building permits were issued. Foundations were poured. By late 2024, approximately two-thirds of Boulder County’s Marshall Fire homes had been rebuilt, outpacing the national post-wildfire average of 25 percent by a significant margin.

Sagamore today is a neighborhood in active transition. Some lots have fully completed new homes. Others are still under construction or in the planning phase. The neighborhood has no HOA — it never did, and that fact has attracted buyers specifically seeking a large-lot Superior address without HOA overhead. The open space that was both the neighborhood’s defining amenity and the fire’s fuel corridor remains adjacent. The views of the Flatirons from the neighborhood’s western edges are, if anything, clearer now than they were before the fire removed the tree canopy that had grown up over two decades.

Location & Access

West Superior — Open Space at the Back, US-36 Minutes Away

Sagamore occupies the western portion of Superior, abutting the open space and grassland corridor between the suburb and the foothills. The neighborhood’s position gives most homes direct visual access to the Flatirons and the mountains beyond — unobstructed by the tree canopy that filled in over the original development’s 20+ years and has not yet grown back following the fire. US-36 is accessible via McCaslin Boulevard approximately 5 minutes away, putting Boulder 10 miles northwest and central Denver 20 to 25 miles southeast.

Downtown Superior’s Main Street and Blue Sport Stable are a short drive east. Superior Marketplace with Costco, Whole Foods, and Target is within 5 minutes. Old Town Louisville with its restaurant and farmer’s market scene is approximately 10 minutes east. The open space and trail network adjacent to Sagamore’s western edge connects to the broader Superior and Boulder County open space system for walkers, runners, and mountain bikers who want access to natural terrain without driving to a trailhead.

Buyers considering Sagamore should review current fire mitigation status and any updated wildfire risk assessments for the area as part of their due diligence.
