Erie’s Most Ambitious Community

Westerly is the most ambitious residential development in Erie, and arguably one of the most ambitious in the northern Denver metro corridor. Developed by Southern Land Company, the Nashville-based developer known for creating communities with genuine placemaking investments, Westerly covers 800 acres in southwest Erie and is planned to accommodate approximately 3,100 homes at full build-out. In November 2025, it was named Community of the Year by the MAME Awards — the Denver Home Builders Association’s annual recognition program — an honor that evaluates design sensitivity, architectural quality, use of space and materials, amenities, and overall community presentation.

What distinguishes Westerly from the broader Erie new construction market is its commitment to the physical and social infrastructure of community. Nearly half of the 800 acres — approximately 290 acres — is dedicated to parks, open spaces, and trails rather than home sites. The community’s internal design is built around front-porch architecture, walkable street networks, and gathering spaces that actively encourage neighbor interaction. A full-time events coordinator manages a year-round social calendar — Book Clubs, Bourbon Bros, Kids’ Corner, hot yoga classes, community dinners, holiday events — creating the programmed community culture that many master-planned developments promise and few deliver at scale.

The Waypoint, Westerly’s primary amenity center, sets the standard for the Erie new construction market. Its 6,100 square feet of indoor space includes a fitness studio, remote workspaces, and a community room, with a resort-style outdoor pool, 17-seat hot tub, and fire pits outside — all with expansive Front Range and Longs Peak views. A second, larger amenity center is planned for the community’s north side as development continues. The south Westerly section, which welcomed its first homeowners in 2023, is the current active phase; Southern Land Company acquired an additional 391-acre parcel known as North Westerly in 2023, rezoned in July 2025, significantly expanding the community’s long-term footprint.

A community Village Center — planned to include restaurants, shops, cafés, and services within more than 200,000 square feet of retail space built directly into the Westerly neighborhood — will further transform the community’s daily-life convenience when complete. For buyers considering Westerly in 2026, they are purchasing into a community whose amenity base will only expand.

Location & Access

Southwest Erie — Boulder and DIA Equidistant

Westerly sits at the southwest corner of County Road 5 and Erie Parkway — a position that provides balanced access to both Boulder (approximately 20 minutes west on State Highway 7 and US-36) and Denver (approximately 25–27 minutes south via I-25). DIA is approximately 22 miles east — genuinely convenient for frequent flyers. Erie Parkway’s commercial corridor handles everyday grocery and retail needs, while Lafayette and Louisville’s more developed commercial cores are 10–15 minutes southwest.

The Coal Creek Trail and Erie Singletrack trail system are accessible from Westerly, connecting residents to the regional multi-use trail network. Erie Community Center — with its indoor pool, lazy river, and full recreation facilities — is within easy reach.
