University Hill, universally known to Boulderites simply as “The Hill”, is the neighborhood that sits immediately west and south of the University of Colorado Boulder campus, and it has been shaped by that proximity since the university’s founding. The Hill is where Boulder’s academic and residential identities intersect most visibly: tree-lined residential streets with Victorian, Tudor, and craftsman bungalow homes built from the 1890s through the 1940s give way within a block or two to a commercial district of coffee shops, restaurants, bars, live music venues, bookstores, and boutiques that serve CU’s student body of more than 33,000.

The residential character of University Hill is more complex and more genuinely interesting than its student-party reputation suggests. The streets immediately adjacent to campus, particularly near 13th Street, are primarily student rentals, multi-family buildings, and fraternity and sorority houses. But move a few blocks west toward the foothills, and the neighborhood transitions to some of Boulder’s most beautiful early-20th-century residential architecture: large Victorians on substantial lots, Tudor revival homes with original woodwork, craftsman bungalows with mature gardens, and the occasional contemporary estate that commands Chautauqua-adjacent prices. The westernmost blocks of University Hill, near 9th Street and heading toward Chautauqua, represent genuinely premium Boulder real estate at premium Boulder prices.

The first is the investor — often a CU parent purchasing a property for their student to live in during college while building equity, or a professional investor targeting the stable, year-round rental demand that proximity to a major research university generates. That walkability to both destinations is the neighborhood’s defining practical advantage: residents walk to CU concerts, lectures, and athletic events; walk to Pearl Street for restaurants and shopping; and access Chautauqua Park’s Flatirons trail system by foot from the neighborhood’s western blocks.

Boulder Creek Path forms the neighborhood’s northern border, providing a dedicated multi-use trail for cyclists and runners connecting east and west across Boulder. Multiple RTD bus stops along College Avenue, University Avenue, Broadway, and 9th Street provide public transit access to the broader Boulder network. The combination of walkability, cycling infrastructure, and transit options makes University Hill one of the most car-optional neighborhoods in Boulder.
