Five Decades of Foothills Living in the Red Rock Formations

Willow Springs begins where C-470 ends. The community is accessed via a narrow gap through the Dakota Hogback — the dramatic ridge of tilted red sandstone slabs that runs north to south along the foothills — and once you pass through, you are in a landscape that does not resemble anything east of that ridge. Red rock outcroppings rise from between the lots. The 18th fairway of Red Rocks Country Club runs past the signature Whale Rock formation that appears on no public course in Colorado. The mountain open space that residents share begins at the neighborhood’s edge and runs 819 acres into the foothills without a public parking lot or a public trailhead in sight.

Development started in the 1970s when Stan Harwood, whose family owned the Harwood Ranch, began building what he called Willow Springs Country Club — a residential community centered on an 18-hole golf course designed around the existing rock formations. The early filings in what are now called Filings 1 and 2 border the course directly, with homes placed to take advantage of both course and rock views. As development continued through the decades, subsequent filings moved up the hill and away from the course, with Filing 4 taking on a more rural character on lots over an acre, many on well and septic rather than public water and sewer. Filings 5 and 6 — now known as Sundance and the gated Falcon Ridge — represent the most recent and most private sections, built primarily between 2005 and 2008.

The community today comprises approximately 900 homes across 11 separate homeowner associations governed by a Master Board, with the potential for buildout reaching 1,200. HOA fees range from $50 to $175 per month depending on the specific filing and what that HOA covers. Buyers need to know which filing they are purchasing within — the difference between a Filings 1-2 home backing to the golf course at $100 per month in HOA fees and a Willow Springs North home with HOA-maintained grounds and snow removal carries meaningful practical implications for both cost and lifestyle.

Important — Filing Structure and HOA Complexity: Willow Springs operates across 11 separate HOAs with different fee structures, covenants, and covered services. Buyers must determine which filing their specific home falls within and review all applicable HOA documents before making an offer. 2 Miles West of C-470 — Hidden Behind the Hogback

Willow Springs sits 2 miles west of C-470 on Belleview Avenue, accessed through the Hogback gap — the geological feature that makes the community feel considerably more remote than it is. C-470 is a genuine 5 to 10 minutes from most front doors, which puts downtown Denver approximately 25 to 30 minutes northeast, the Denver Tech Center roughly the same distance via C-470 south, and the mountain corridor immediately accessible via US-285 west. The commute math works unusually well for a community that feels as private and removed as Willow Springs does.

Shopping for everyday needs runs along South Kipling Parkway to the east, where King Soopers and Safeway handle groceries, and at Southwest Plaza approximately 8 miles northeast for a broader retail selection. Downtown Morrison is 3 miles northeast for restaurants and local commerce. The community does not have walkable retail — this is a drive-to-everything lifestyle by design, which is understood and accepted by nearly every buyer who purchases here.

And Red Rocks Country Club, while physically within the community, is a private membership club — not a public course and not a perk of homeownership. Both assets require separate investment to access, and both are genuinely exceptional. The 15 miles of private trails through the open space are maintained by community volunteers and run through terrain that Jefferson County’s adjacent public open space does not replicate. The golf course, redesigned by Kevin Atkinson of Phelps Design Group with dramatic elevation changes through red rock formations, is regularly cited as one of the most visually distinctive courses on the Front Range.
